Dwelling Fire Insurance - Investment Properties/Landlord Insurance/Tenant/ Condo :
DP1:
Is vacant property insurance and offers the minimum coverage amount .Your home structure is insured at actual cash value not the replacement cost.
Covers only named perils that are listed in the policy usually like fire, smoke, wind and hail, lightning, explosion, aircraft, vehicles hitting the house, volcanoes, vandalism, riot.
DP1 does not cover the following:
- Water damage: most frequent homeowners insurance claim
- Theft
- Weight of ice,sleet, or snow
- Freezing pipes
- Appliance- related damage
- Falling objects, falling trees
- Power surge
DP2:
Is a type of property insurance that covers rental properties for 18 different types of damage. Replacement – cost basis coverage is provided through DP-2.
DP3:
Landlord property insurance where the home owner rents out the property but doesn’t live there.
DP3 is an Open Peril Policy which covers everything listed above unless your policy documents stated exclusions; this policy covers any type of damage outside of the perils.
So, the general thumb rule for taking a home insurance either DP1 or DP2 depends on if you are living in the home full time and you are renting it out in a landlord arrangement you need DP-3 and if the property is vacant for the next 30 days and need insurance you have to get a DP-1 policy.
